Exploring Nocatee

Located halfway between Jacksonville and Saint Augustine, Nocatee is one of America's most rapidly growing master planned communities.

Approved in 2001 as a Development of Regional Impact (DRI), “Nocatee” has native american Timucuan roots, translating to “peaceful river”. Incorporating elements of Smart Growth, this 25 square mile master planned community covers nearly 14,000 acres with over 60% set aside for conservation and preservation.

Developed by The PARC Group, home sales in the development dates back to 2007. That same year, The PARC Group completed construction on the $150 million Nocatee Parkway. This 4.83-mile expressway provides residents with direct access to US Highway 1 on one end and Ponte Vedra Beach on the other. Eventually, Nocatee will be home to 30,000 residents, with the majority of its residential units backing up to water or nature preserves. Although it is made of of distinct subdivisions, greenways and trails tie the communities together and provide access to the development’s commercial epicenter, Nocatee Town Center.

In 2019, Nocatee was ranked as the 5th best selling master planned community in the nation by RCLCO. Other best selling master planned communities in Florida include (1) The Villages, (2) Lakewood Ranch–Sarasota, (3) West Villages–Venice, (24) Viera–Melbourne, (31) Bexley–Land O Lakes, (36) Lake Nona–Orlando, (39) Starkey Ranch–Land O Lakes, (43) Kindred–Kissimmee and (46) Tradition–St. Lucie. In 2020, new businesses and developments expected to open in Nocatee include Northeast Florida’s first Greenwise Market, Brooks Rehabilitation, Baptist HealthPlace and YMCA.
