Drive-Thru Coffee Shop and Café Proposed For Riverside

New details have emerged about the redevelopment plans at 2502 and 2510 Oak Street that many in the neighborhood had previously speculated and later refuted to be an expansion of the Maple Street Biscuit Company’s new B Street Eats concept. A zoning variance has been requested that seeks to relax parking and landscaping requirements, both considered necessary in order to redevelop the two former medical buildings located on-site into a restaurant and coffee shop with a drive-through service window/lane.
2502 Oak Street is a 1,940 square foot office building built in 1959 while 2510 is a 2,182 square foot office building built in 1942. The combined properties sit at a signalized intersection, two blocks away from the St Vincents Medical Complex. A 15-space parking lot is located on site. Both properties are zoned CN and are located within an Office Character Area (CRO) as designated by the Riverside Avondale Zoning Overlay (Overlay). Neither buildings are considered to 'contributing structures' under the Overlay, a key differentiation in regards to parking exemptions within the Riverside Avondale Historic District
